Moving Home (Debt Consolidation Mortgages)

A common reason to mortgage is to free up equity in the property to consolidate debts such as credit cards, bank overdrafts or loans. The advantage of doing this is that the amount you then have to pay each month is consolidated into one affordable payment asunsecured debt such as credit cards or store cards are very expensive as the interest rates are very high.

You are, though, increasing the amount of your mortgage that you owe so it is a case of gaining on the swings what you lose on the roundabouts. The reason the repayments on your mortgage are much lower is because you are spreading the amount you owed the credit card companies over a much longer period so you still end up paying interest and may end up paying more than had you devised an alternative strategy for paying off the credit cards in some other way much quicker.

Speak to an Independent Financial Advisor about this. If this is the best option for you s/he will tell you and will perhaps help you devise a strategy for you whereby you can avoid this happening again in the future and also whereby you may even be able to reduce the mortgage to get back to your original position of having a lower amout to repay.
