Changing From Endowment To Repayment?: It is generally good advice to have a repayment mortgage as by the end of the term (typically 25 years) the money you have borrowed will be fully repaid and you will own your property outright. Of course, the monthly repayments will be higher as you are paying off the loan which is not the case with an interest only mortgage. Interest Only remortgages were very popular in the 1970s & 1980s but there was a subsequent outrage when these arrangements reached maturity and the endowment policies set up to repay the mortgage loan were insufficient to pay back the full loan. Lenders were forced to pay many customers thousands of punds in compensation where it was deemed the endowment policy had been mis-sold.

Is Now A Good Time To Remortgage? The short answer to this question is YES! At least, now is a very good time to look at whether you should remortgage. Interest rates are currently very low and it could be that by changing your mortgage you can save thousands of pounds by getting a better rate than you currently have. It is certainly worth having a look to see what's out there - if you are currently on a very good rate that can't be beaten then it is worth the enquiry to find this out, as it doesn't cost you anything to look.

How Do I Change My Mortgage?: The easiest way to do this is to speak to a qualified Independent Mortgage Advisor. Unlike an employee at your current bank or lender they are duty bound to act in your best interests and give you Best Advice. If they fail to do this they can incur very severe penalties from the FSA (Financial Services Authority).

Will I Have To Pay A Fee?: Ironically most lenders do charge a setup fee for some of their best products. However, borrowers seem more reluctant to pay an independent brokers fee (which will be a lot less) despite the fact that the independent broker may save them thousands of pounds by researching the whole UK market and pointing out any hiddent lenders fees. Think about this - in the last few years we have all been outraged at the conduct of the banks & lenders who, having been bailed out by the taxpayer, continue to pay themselves massive bonuses. But there still seems to be a mistrust, by the public, to pay a small fee to and independent broker, who will work on your behalf rather than the lender's. But nevertheless, all brokers have to declare their fees and if you don't want to pay it you don't have to go ahead. You will not be cahrged for their advice - only if you instruct for them to process your mortgage application for you. But you may find that you're quite happy to pay their fee once you realise how much their advice has saved you!

Can I Change My Mortgage To A' To Let Mortgage'?:This situation usually occurs when you decide to let out a property that you have been living in to date. Often this can be due to working abroad for a few years but expecting to return at some stage, or it may be that you wish to keep your property as an investment when you are considering buying another one for you to live in.
